    the new FHA “Back to Work” program.  If you have had a foreclosure or a short sale due to financial 


    difficulties that were out of your control, you may be able to buy a home again under the new FHA 


    “Back to Work” guidelines.  Under these new guidelines, if you lost your home to a short sale or a 


    foreclosure and your credit has adversely been affected, you may not have to wait as long as previously 


    anticipated.  


     


    The current wait period requirement by the FHA is three years from the date of the sale.  However, 


    if you had a short sale and you were current on your mortgage installments for the last 12 months of 


    your ownership, there is no wait period if you are using FHA.  If you foreclosed on your home or had a 


    bankruptcy, you may have to wait as little as 12 months before being able to buy a home again.  Keep 


    in mind that some lenders may choose not to abide by these new guidelines as they are only guidelines 


    and not laws, but these guidelines will give the buyer greater opportunity to buy again.  Kristin Stampini

    The new “Back to Work” initiative, will give borrowers who have proven credit worthiness after their 


    financial fall-through, strong recent repayment history and who are re-employed, the opportunity to 


    access FHA financing.  


     


    To qualify for this program the borrower must be able to: 


     


    - Prove that their financial difficulties and delinquencies were out of their control and resulted 


      from an economic event such as loss of employment.


     


    - Show that the household income was reduced by at least 20% for a maximum of six months.  


      The household income is income generated from all the members of the household even if 


      those members are not part of the new loan application.


     


    - Show derogatory items on borrowers’ credit have taken place after the economic event that 


      caused the home to short sale or foreclose.


     


    - Show credit worthiness reflected in their recent credit history, meaning that borrowers may 


      not have any late payments in the past 12 months. One 30 day late payment is allowed. No 


      collection items are allowed unless it is related to identity theft or medical reasons. 


     


    - Show that they did not foreclose due to a “strategic default”


      It is important for the borrowers to be able to demonstrate good credit history prior to the adverse 


      economic event that caused them to lose their home.  In other words, borrowers’ derogatory credit is 


      only after the adverse economic event.
