Riviera Beach, Fla.  – A property, located on Oakmont Drive in the city of Riviera Beach was sold by ‘The 

Kristin Stampini Team’ for $119,000 and the buyer also paid $3,800 towards past due HOA fees.  It 

sold for $9,000 above the list price and also sold for above market value.  It was sold to an investor for 

cash. ‘The Kristin Stampini Team’ represented the sellers in the transaction.  The sellers were investors 

and never lived in the property.  The sellers were released of the deficiency judgment in the Wells Fargo 

short sale. 

The Townhouse built in 2004 was listed in February of 2013 and put under contract after 2 months.  

The short sale took 30 days to get bank approval and closed in May 2013.  Kristin Stampini is a Priority

The buyer paid cash for the townhouse. It had an upgraded kitchen with stainless steel appliances but

 "The South Florida short sale real estate market is changing", said Kristin Stampini, the real estate 

team’s leader.  “About 35% of the South Florida market is still distressed, but now we are seeing more 

homes avoid foreclosure by utilizing a short sale,” said Stampini.  “Banks now want full market value 

unless there is some exception, like the home is in poor condition.  That’s different than what we were 

seeing in previous years with short sales here in South Florida."
